Do I Need An Agent?
Now the question comes in the home search process, Should I get an agent to represent me in the purchase of a home? We highly recommend that you do and that you select representation through Buyer Agency.
- When an agent represents the buyer, that Agent represents you and your interests above their own and owes loyalty to you, the buyer.
- A Buyer Agency Representation Agreement clearly spells out the obligations of all parties. Most often your fee is paid by the commissions offered by the seller.
Types of Agency Representation:
- Sellers Agent - represents the seller in a real estate transaction.
- Sellers Subagent - is a subagent of the listing broker and represents the seller.
- Buyers Agent - represents the buyer in a real estate transaction.
- Intermediary - By written consent of the parties, the broker represents both the buyer and the seller. The broker must treat all parties fairly, but has limited duties to both.
